Recently I had watched a one hour segment on television and was shocked to notice how many insurance commercials appeared in that short amount of time. I have to admit that it was quite annoying. With so many choices, I also worried the process might be difficult or confusing.

During those sixty minutes I heard the words "Progressive" and "Allstate" dozens of times! I had the idea that cheap auto insurance would mean lower coverage. I was suspicious of the asaving moneya claimsauntil I gave it a try myself.

First, let me explain that I reside in a small city with about 2500 people in it. There are understandably not many choices in our town available for car insurance. Actually, my spouse and I had our vehicles insured by the people that my parents and even grandparents used. But after watching these intriguing commercials, I decided I should look into changing my car insurance options.

I wrote down the phone numbers and websites. I was surprised to discover that I could get a quote online. I went through the process and was very surprised! First, it was a quick process. I believe it took less than 15 minutes to finish the application. Secondly, I was told that I would be eligible to save money!

As a matter of fact, I would be eligible to save $350 per year. That averages out to $29 per month! That may not sound like a great deal of money to some but that is $29 in savings or time out to dinner with my family!

After searching a little more, I found I would not have to give up any of my coverages a" they would be the exact same. So I realized that cheaper insurance did not mean less insurance. Needless to say, I was thrilled for a chance to save money.

Foreclosure rates are at an all-time high in the US right now. Stories of houses being abandoned by their owners and turned back over to the bank are all too common. Don't Be Too Sure of Power of Attorney in Texas

Just because something is crystal-clear to one individual, doesnt necessarily mean it will make any kind of sense to another.

This is obvious, right? I hear you saying, Tell me something I dont know. Well hang in there partner.

A Power of Attorney (in real estate) is not an easy thing. The typical power of attorney is a general power of attorney. What happens in regards to real estate is the escrow company alters the POA to be specific to the real estate in the transaction.

Its a little bit of work, but it all works out in the end.

A new customer of mine, actually a married couple and mother, needed a reverse mortgage recently. It was the brother of the wife who had power of attorney for mother. Mom is mentally incapacitated and cannot sign legally.

The purpose of the reverse was to build a room addition on the home for a live-in nurse for mom. All three people are on title to the home.

From the outside looking in it seemed like a done deal. Not so. The Texas Department of Insurance does not recognize a power of attorney for the purpose of a mortgage.

It almost begs the question, what is the heck is the purpose does a power of attorney? Afterall, without it, what is the choice for someone like my borrower above? They cant sign legally, so what do they do?

To the insurance big-wigs in Texas, issuing title insurance as in the example above wont wash. It doesnt seem fair, but there it is.

Texas Department of Insurance hasnt given me any explanation, but Im smarter than the average bear. The problem is legal action amid families and the insurance companies; the guys with money are tired of it.

A power of attorney with a legal guardianship wont even make them happy.

Currently there does not appear to be a practical way out of this pickle, and that means serious trouble for my borrowers-to-be. I hope it works out, but for now the conclusion is a mystery.

Remove Late Payments from Your Credit Report

Late payments are not equal; a 90 day or 120 day late pay will cause a large amount of damage and is seen as a very negative mark by lenders. However a 30 day or 60 day late payment will not do much damage.

This mark can be deleted by the lender as a way to keep your business and keep you happy. We suggest you contact the lender and ask them to delete the mark.

We suggest a phone call and sending them a written letter with a brief explanation as to what happened. Additionally it will go a long way if you are polite and respectful during your communications.

A 90 or 120 day late pay will be more difficult to remove. We still suggest contacting the lender, if your account is still open, and ask them to remove the mark.

Make sure your account is up to date before you ask them to remove the mark. Lenders will often make this decision based upon your payment history.

If the lender is not willing to remove the mark we suggest that you dispute it with the bureaus. You can do this be writing a dispute letter and sending it to each bureau or you can hire a service to do this for you.

This mark will stay on your report for a maximum of seven years. Additionally your account will go to collections after 180 days or six months of delinquency.

A lender can remove this mark because they report monthly to the bureaus and can choose what to report to them. Thus if they do not report your late payment the next month then it will not be on your credit history.

Your only way of getting help from the creditor is if you account is currently in good standing. Additionally there is information about negative marks and that they will stay on your report for 7 years.

This is not true; a negative item can be removed at any time. Seven years is the maximum amount of time it can stay on your report. The Fair Credit Reporting Act says this and many collection agencies have lost law suits because they did not abide to the seven year maximum.

In sum we suggest contacting the lender to remove this item. If that can not be done then you should dispute it directly with the bureaus, through a dispute letter.

Credit After Bankruptcy

If you have filed bankruptcy you should expect your credit will be severely damaged. However there is hope, you can take action to remove your bad credit and by building some positive credit you can have a high score.

The truth is that this mark does not have to remain on your credit for 10 years. To remove it we suggest:

1. Dispute the mark with the bureaus.

This is done by sending a dispute letter to the bureau; you can do this yourself or hire a service to do it on your behalf. The bureau will then conduct an investigation into the listing. However bureaus do not check public records when they investigate a dispute, thus the listing will not be verified.

Congress passed the Fair Credit Reporting Act and this says that the bureaus must remove any item on your report that can not be verified. People frequently ask if credit repair is legal. It is not only legal but this act explicitly says any mark you do not feel is accurate can be disputed. There will never be any legal ramifications for filing a dispute with the bureaus.

Before you dispute the bankruptcy it is a good idea to make sure that all other negative marks read "included in bankruptcy." The reason is once the initial bankruptcy mark is removed you will dispute all the other negative items because you do not have a bankruptcy mark on your report. There are rumors that it is much easier to remove this mark after two years.

2. Once you have removed the initial mark, you can start disputing each negative item.

You can dispute it on the basis that it says "included in bankruptcy", but you do not have a bankruptcy on your report. Thus each negative mark should be erased once investigated. Doing this will give you a clean slate on your report.

3. Open a new revolving line of credit such as a credit card. This will help you build some positive credit on your report.

When you make your on time monthly payments you will create a positive payment history on your report. Additionally this will help your utilization ratio, this is how the bureaus decide if you are in over you head financially. It is measured by the amount of available credit you have versus how much debt you have. These are the two biggest factors when your score is calculated.

While it is not illegal to dispute an accurate mark on your report it may not be the most ethical thing to do. However in my opinion charging people outrageous interest rates upwards of 30% and charging late fees is not ethical either.

In sum a positive payment history, report clear of derogatory items, and a good ratio of available credit to debt is the recipe for a 700 plus score. This will improve your quality of life by; saving you money on large deposits, high interest rates, and the embarrassment of a denial.

Home Equity and the Reverse Mortgage

Reverse mortgages are negative equity loans, in their purest form. They allow the borrower to take out a loan without the obligation of paying back the lender on a periodic basis.

At the end of the mortgage is when the lender recoups the investment and makes a profit. Interest simply compounds on to the principal loaned to the borrower.

As a potential borrower one thing to be naturally concerned about is the interest accruing to such an extent that all of the equity in the home vanishes.

What people need to remember is multiple forces are at work; ones that eat away at equity and others that add to equity. Ill cover the two main forces.

Certainly the accruing interest cuts into the borrowers equity. Conversely, real estate appreciation greatly slows this process.

In most cases normal real estate appreciation adds to the homes equity, even with the accrual of interest against the home from the reverse mortgage.

Borrowers are eligible for a specific monetary amount based on value, age and interest rates. Most dont use this entire amount. The reason is by not pulling it out of the line of credit it doesnt amass interest against the equity.

But lets assume the borrower uses all of it immediately. Lets say the house is worth $200,000 and they qualify for $130,000. And they take it all out right now.

Right away, there is interest gathering on one hundred and thirty thousand dollars. Do the numbers and you will see that amassing interest will quickly take away from any equity in the home.

With a 6.125% fixed rate (very close to the current rate) accruing interest against the home, and 4% national average house appreciation, it takes over twenty years for the loan to accrue enough interest to eat away at all of the homes equity.

Continuing the example above, lets say the borrower only used one hundred thousand dollars right away. Twenty years from now, there would still be equity of over $100,000.

In conclusion, most people dont usually take into account how useful home appreciation can be, especially when regarding the negative side of the reverse mortgage.

Successful day traders also have to have patience and skills of observation, and combine them with a short memory. This can be pretty hard to learn, since you have to avoid feeling disappointment when you don't catch a stock at the top, or when you lose money because the short you're intending just never shows up. Don't get caught up in things when you lose, and don't allow winning to take over your life, either.

Dedicated research is also a must. Day trading doesn't require you to devour accounting statements like long term investing usually does, but you do need to constantly be able to deal with the flow of data and make analyses. You also have to be proactive about shares that you're buying or selling, and make snap judgments that you act on fast. The only way you'll know these judgments are the right ones are through the right research. However, don't let this desire for good research paralyze you.

You should also keep in mind the fact that much of this analysis isn't directly done by you. The best traders always keep lots of tools available, and can quickly access a number of different data and research services.

If you're interested in starting in day trading as a career, you'll have to get the right support, too. You need a good broker, and some other investors who are willing to help you use leverage on the market. Remember that what you're doing is work, and that you need to have focus and a strong will, as well as being smart, to make it work.

How To Get Bad Credit Student Loans

Real estate short sale" is a popular phrase

A surprising number of people are using the phrase "real estate short sale" currently and that has drawn a number of curious people to wonder what all the commotion is all about. Anyone who has read newspapers or watched TV has probably come across some sort of stories about the declining real estate market leading banks to consider real estate short sales as an alternative to foreclosure.

A real estate short sale is the name given to the process where banks allow properties to be sold for less than the amount owed to them. There are two conditions that must be met before a bank is likely to approve this: Firstly: Market values are such that the property's sale price cannot cover the outstanding mortgage balance(s). A further condition is that the owners of the property must not be able to continue making mortgage payments on the property.

Let's look at an example property that was bought five years ago for the rate of 217,000 dollars with an adjustable rate mortgage. Additionally, the owners took out a second mortgage of 10,000 dollars, which brought their total owed to 227,000 dollars. Remember that in five years the amount that the mortgages would have been paid off is negligible.

In avoiding time delays and expenses, the bank will probably decide to go with a short sale. This is because the banks believe it is better to accept a definite amount of money now than to wait on an unknown amount of money that may materialize in the future.

The bank may decide to save expenses and time delays that a foreclosure would cost by simply allowing a short sale. Banks do this because it allows them to accept a definite amount of money and because it allows them to get the property off their books. If the lenders and owners do not agree on the terms of the sale, complications can result, but in general, that is how the real estate short sale works.

Admittedly, many owners may find the real estate short sale a very painful experience, but things could be much worse for them. A foreclosure, for example, would be far worse to have on your credit report. On the other hand, a truly savvy investor can take advantage of these short sales for excellent buying opportunities.
